Our Process

The Watermark Way

Our goal is to deliver the best possible project, with the best possible experience, for the betterment of all involved. This does not happen accidentally. It takes commitment, collaboration, organization, experience and communication.

01 Listen, Then Talk

The first step in the discovery process is for us to catch a glimpse of your vision. This is your project and should remain your project from the very beginning to the very end. Our job is to understand your goals and aspirations for the project and act as your building advocate — planning, executing, and completing your project within your budget and in excess of your expectations. This requires an incredible amount of work and it all begins with a clear vision and excellent communication. We will talk candidly about who we are as a remodel company and what our processes will look like as it pertains to your project. At a high level, we will discuss timelines, budget, scope of work, level of finishes, project challenges, and what the construction process may look like for your household.

02 Develop & Strategize

Clients bring project ideas to us at all levels of development, ranging from a mere idea to a full set of permitted building plans. Our experience has shown us that nearly all these projects require further development, period. A Professional Services Agreement (PSA) details the costs to develop your project beyond a concept, beyond a blueprint, to a fully executable building plan. The PSA allows us to work with you to design, clarify, organize, and gather information for the purpose of providing you a Fixed-Cost Project Proposal. You will own your project plans at the end of this process regardless of who you choose to build with. We hope you choose to build with Watermark.

03 Plan & Plan

The end-result of the Development Phase a is a Fixed-Cost Proposal for your unique project. This is not an estimate, it is a commitment to build your complete project for a fixed cost, based on facts, measurements, and plans.  Will there be changes resulting in additional costs?  Maybe, but only those that you drive or unforeseen conditions that your house is hiding.  A commitment to planning on your end allows us to confidently provide accurate pricing on our end.   Upon acceptance of this proposal, we can work out the details surrounding your project, such as timing and start of construction, material procurement, project schedule, estimated completion, etc. At this phase, all the questions of what we are building have been answered to the best of our abilities, the topic now becomes how we built it.

04 Build & Manage

After months of planning, it is time to build. Our team will arrive and start your project just the way we planned, together. During this phase you will get to witness the fruit of your efforts and patience as the project results unfold over the coming weeks and months. We will discuss our progress with you, weekly, at a pre scheduled time, allowing all involved to be up to date on the week’s work, both victories and challenges. This communication process ensures that your project remains your project. You will have the opportunity to ask questions, voice concerns, and request changes in a manner that is designed to support the construction process, not derail it.

05 Measure & Qualify

As the building process starts to wrap up, our “punch-list” program begins. We are always in an active state of measuring and recording the results of our work. The goal of this phase is to ensure that we are delivering a complete and quality-assured project to you. As your building advocate, we take the job of policing our work seriously. Items undone and overlooked, discovered by you the homeowner, will be the exception, not the expectation. We work hard on your behalf to ensure that we are delivering a project that is as complete as it is excellent.

06 Warranty & Support

Our goal is to ensure that you have a project of lasting value for years to come. We aim to help you achieve this through quality construction, initially, and practical support, post-completion.  We stand by the quality of our work and remain accessible should issues arise. Warranty details vary by project type and configuration.
